If you have one to about ten short-term rental apartments in Austria and you're tired of double-bookings and platform-by-platform calendar maintenance, the question of which channel manager to pick comes up exactly once — and then sticks for years, because switching channel managers mid-operation is painful enough that hosts almost never do it. So it's worth getting right the first time.

This piece compares the three channel managers small Austrian hosts most often weigh against each other: Smoobu (Berlin-based, popular in DACH), Lodgify (Spain-based, strong on direct-booking websites), and Hostaway (US-headquartered, enterprise-leaning). Smoobu — the DACH default

Smoobu is the de-facto default channel manager for Airbnb hosts in Germany, Austria, and Switzerland. The product is built and supported in Germany; the customer-support team writes German natively; the documentation is German-first and English-second. For an Austrian host, that linguistic and cultural alignment is more meaningful than it sounds — getting a same-day support response in your own language about your own market beats waiting two days for a templated English reply.

What it does well. The basics, reliably. Calendar synchronisation works without surprises. Booking imports are clean. The unified inbox aggregates messages from Airbnb, Booking.com, and direct bookings. The pricing page is published and predictable. iCal sync is solid for the channels that don't support full API integration. The rate-management is straightforward — set a base rate per apartment, override per date. And the API is accessible on the Pro plan, which has enabled an ecosystem of third-party tools (including the AI co-host I work on) to extend the platform without you having to rebuild functionality from scratch.

What it doesn't do. Direct-booking websites are basic — fine for displaying a calendar and accepting requests, not so fine if you want a real branded booking website with custom design and conversion optimisation. The "guest experience" features (automated messaging, upsells, dynamic check-in instructions) are minimal in the core product; most Smoobu users layer external tools on top via the API. Austrian-specific compliance (Ortstaxe, Meldegesetz, VIETour) is not addressed natively — you handle it yourself or through a separate tool.

If you want a real, branded, conversion-optimised website that takes direct bookings and avoids platform commissions, Lodgify gives you that out of the box — themes, custom domains, payment processing, the works. The channel-manager piece is competent but feels like the second product, not the first.

What it does well. Direct-booking websites that don't look like a 2010 template. Stripe / payment integrations for taking bookings without going through Airbnb fees. Marketing-oriented features (SEO toggles, blog integration, photo galleries) are stronger than Smoobu's. International team and support in many languages.

What it doesn't do well. The "real price" of using Lodgify as your full channel manager involves stepping up tiers — the Starter at $13/mo is a teaser. Calendar sync between Airbnb and Booking.com requires the Professional tier, which is closer to $30/month per property plus a 1-3% commission on direct bookings depending on tier. For a host with 5 apartments and active channel-management needs, you're at €100-€200+/month depending on tier and how the property add-ons stack up. Pricing is harder to predict than Smoobu's. The German-language UI is translated rather than native; some terminology reads slightly off to a German-speaker. Austrian compliance is fully your problem.

When it makes sense. Hosts whose business model leans on direct bookings — boutique apartments, returning guests, brand-conscious operations — get genuine value out of Lodgify's website builder. The channel manager included alongside it is a fair package even if it's not best-in-class.

Hostaway — the enterprise option

Hostaway is the channel manager you graduate to when you have 10+ apartments and you're operating like a small management company. The feature set is the most complete of the three: stronger reporting, more channels (including some hotel-style channels Smoobu and Lodgify don't connect), better team-based access controls (roles for cleaners, co-hosts, accountants), API access that's genuinely production-grade. The trade-off is that you can't tell what it costs without booking a sales call, the onboarding process takes a week or more, and the pricing for small hosts is opaque enough that most don't bother.

What it does well. The tooling for hosts at scale. Multi-user access with proper role permissions. Real reporting — owner statements, cleaning schedules, dynamic pricing integrations, accounting exports. Full-fidelity API for serious automation. Good Airbnb-specific features that Smoobu and Lodgify either don't have or have weakly.

What it doesn't do well. The sales-call-gated pricing is an immediate filter for small hosts who just want to compare numbers. The onboarding timeline (typically a week including a kickoff call) is fine for a 30-apartment operation, painful for a 2-apartment host who wanted to be live tomorrow. German-language support is translated rather than native; you'll often end up in English with the support team. Like the others, no Austrian compliance angle.

Realistic pricing. From hosts who've gone through the sales process: Hostaway typically lands around $99-$149/month plus a per-property fee, with discounts at higher apartment counts. For a 2-3 apartment Austrian host, this is roughly 2-3× the all-in cost of Smoobu Pro. For a 15-apartment host, the cost gap narrows significantly because Hostaway's scaling math is more favourable.

How to pick

The honest answer depends on three questions:

Question 3: How much does in-language native German support matter?

Where Austrian-specific compliance fits

None of the three handle Austrian compliance natively. All three give you the booking and overnight data you need; turning that into Ortstaxe filings, Meldegesetz §5 records, and VIETour Nächtigungsmeldung reports is a separate workflow you build on top — either yourself, with a Steuerberater, or via a third-party tool that integrates with the channel manager via API. Smoobu's API access on the Pro plan is what makes the third option practical; Hostaway has a fuller API but the price point doesn't fit small hosts; Lodgify's API is the most limited.

If Austrian compliance is a primary concern for you, the practical pattern is: pick the channel manager that fits your scale (almost always Smoobu for 1-10 apartments), then layer Austrian-compliance tooling on top via the API. Things I'd avoid

A few patterns that look attractive on first glance but tend to disappoint:

Trying to use Airbnb's native multi-listing tools as a substitute. Airbnb has gradually added tools that look like channel-manager features — calendar sharing, multi-listing dashboards. They only sync within the Airbnb ecosystem. The moment you list on Booking.com or VRBO too, you need an actual channel manager. Postponing this decision causes double-bookings.

Cobbling together iCal feeds manually across platforms. A determined host can manually configure iCal-only sync across Airbnb, Booking.com, and a Google Calendar. It works for a single apartment for maybe a year. The moment you add a second apartment, the configuration burden multiplies and the failure modes (Airbnb pulling iCal less frequently than expected, Booking.com's iCal lagging by hours) start to surface as double-bookings. The €23/month for Smoobu Pro pays for itself on the first avoided double-booking.

Picking the cheapest tier and assuming you can grow into it. Lodgify's Starter tier reads like the best deal until you realise it doesn't cover Booking.com sync without an upgrade. Smoobu's lowest tier doesn't include API access, which means no third-party tools can integrate. Pick the realistic tier for your actual usage from day one — the difference is usually €10-€20/month and you avoid the migration friction of upgrading later.

Bottom line

For most Austrian hosts at the 1-10 apartment scale, Smoobu Pro is the practical default — solid feature set, transparent pricing, native German support, accessible API for layering compliance and AI tools on top. Lodgify is the right pick if your direct-booking website is the centrepiece of your strategy. Hostaway is the right pick when you've grown past 10 apartments and the per-apartment cost spread starts working in its favour.

The wrong move is the same in all three cases: trying to skip the channel manager entirely. iCal-only setups across multiple platforms are how double-bookings happen, and a single double-booking on Airbnb costs you an apology + a refund + a partial-refund-policy hit + the Booking.com guest you shoved out. The math heavily favours paying for one of these tools.
